The move was expected — futures markets had priced it at near-certainty — but its interaction with other forces already bearing down on the German real estate market makes it far more dangerous than the headline suggests.
The 10-year German Bund yield hit **3.52%** on September 11, up **36 basis points in a month** and **80 basis points year-on-year**. For an industry that has spent three years grappling with the end of zero-interest-rate financing, this is not a marginal adjustment. PBB’s next Pfandbrief benchmark tap will price wider. Its ability to roll over the €8.5 billion refinancing gap that PTXRE identified for the German CRE market in 2026 is further impaired.
And when PBB cannot refinance, it cannot lend. When it cannot lend, its borrowers — the IZ’s advertisers — cannot refinance their own projects. The domino chain is mechanical.
